I was actually buying our first primary residence home last year and supposedly it was reno'd. we put an offer and got accepted so we had the inspector check it out and low and behold, sooooo mannyyyy things to fix... also, my agent was my desk job manager's father, so he told me what the agent said.. so im like.. dang.

We do our best to address every mistake we make though.Here are reasons we've heard from owners terminating their current PM and hiring us:1) Lack of timely communication. 2) Lack of documentation: - Monthly Owner Statements- Maintenance Invoices detailing costs3) Lack of timely eviction actions.- Taking over two right now where tenants haven't paid rent in 6 months and no evictions started!

The fire was in the attic, so it caused damage to the roof, HVAC, electrical, etc.A few weeks after the fire, we received an invoice from Fire Recovery USA for about $3,500 on behalf of the fire department for the services rendered to put out the fire.

I think 1540 would be pretty dang high for the area, so should I do like a super lame $15 increase or something just to set a precedent that increases can happen and blame it on property taxes or some crap?
