It's kind of a shell game a closing anyways since the primary lender is bringing $X in digital currency and the balance, owed by the buyer, could also be paid in ditibytes by the seller (reducing the seller's proceeds from sale).

I’d focus on income verification - lots of people have funny money these days from asset appreciation (micro cap stocks, crypto, etc.) but may not have as much verifiable income (you’d want $250k+ combined income at the minimum).
