If you choose not to show up, he would almost certainly be awarded a judgement.Of course, you could choose not to pay the judgement, but then he can send it to a collections agency and your credit score will be trashed.I don't see a scenario here where you get through this cleanly.  

Both of these financing can be obtained as long as you have good credit.

You are likely blending PMLs with HMLs here, most PMLs lend on a relationship basis and most HMLs underwrite the credit profile and risk of a deal.

Before you get too far, I would go talk to every local bank and credit union in the area you want to do this. 

Actually I have had two applicants so far with great credit scores but couldn't provide bank statement showing rent payment history.

So do a background/credit check, get a full application, paystubs (Call to verify), former landlords phone #s (Call to verify), and other information.
