I can see where my language “choose the best applicant” threw you off but I’m confident that I am not violating any fair housing laws.

But when you feel you have a decent net worth and a some money coming in you have the confidence to take a chance and be an agent, builder etc. 

The other thing to note is that if you are not confident enough in the deal that you would put up your own house, then it may: A) not be a good deal at all or B) you might consider partnering with someone that has more experience Nobody likes foreclosing on someone's personal residence.

Cash-flow only happens in select neighborhoods and it's just hard to bounce around (confidently) to find deals.
