Compassion and understanding begin only after the rent is paid in full on time and terminates at the end of the month.

Being a landlord is a business and having compassion for individual tenants life issues is not a luxury you can afford.

No personal involvement, no emotion, no compassion. 

Rent is probably not going to replace feeding her children (nor should it) on her priority chain, but it should be more important than the electricity bill or car payment, let alone discretionary spending like eating out or going on vacation.You'll find a lot more satisfaction in the rental game if you treat it with a modicum of compassion, rather than being the Dickensian monster that many people think of when they hear the word "landlord". 

Landlords should wise and grow a conscience all though, greed doesn't leave much room for common sense or compassion.

There is no reason to fear or show any compassion for this tenant.Interesting we have not heard back on this post, I can only assume he did not terminate their lease as advised.

If the tenant has been a good client and you feel charitable (there is nothing wrong with a compassionate business as long as you are not being taken advantage of or starving yourself/family), then I'd arrange with the tenant to deliver the keys to you on XX date and you will either a) prorate their deposit back to them according to the days they had "key occupancy" assuming the condition of the residence meets your standards to release the security deposit, or b) charge them the amount of the anticipated date XX on the 1st of August and then return their security deposit upon their subsequent vacancy and cleaning subject to your inspection.Personally, I like the prorating of the security deposit better if you feel like the tenant is a good individual and will treat your property with integrity before they move, and it shows additional compassion by not tying up their money while they position themselves for a new location.In any case, do not put yourself in odds with the law, and do not perform any activity that would allow your tenant to come back against you. 

Use it as a teaching moment with your children about compassion and let the kids know you made a mistake.

We treat it as a privilege not a right, we are in control, not at our tenants mercy.Landlords should do everything in their power to research actual prior addresses and contact those property owners, not just rely on the eviction portion of the screening report.If we treat the people who are building our wealth with respect and compassion, maybe we'll see better results.

You can run a good business and still show compassion.
