After checking the Megan's Law website, I found that one of the tenants is a registered sex offender.

When my friend was called out at 2:00 am for a disturbance call the tenant told him "my husband and I were having sex"!

If you're any good at cold calling, bring in folks or hire VA's and teach them how to do it, that way you start leveraging yourself by only talking to "warm leads" that cam from phone prospecting.

We all have fundamental view points depending on the sex of the other person that effect our interaction.

I could just do many of the screening steps myself: check my state's sex offender registry, search for convictions using the websites of each county the applicant has resided in recently, and ask the applicant to unfreeze their Experian credit file for me.

If I don't know an area the first thing I check is the online sex offender list which publishes the names and addresses of offenders in the zip code I am looking at.
