Traditional Banks have more rigorous approval processes, which can take weeks or even months.We are usually more flexible with loan terms and conditions and are more aggressive with leverage (higher leverage compared to banks), while banks generally have rigid loan terms and conditions that may not be as adaptable to unique investment scenarios.Private lenders are more focused on the potential of the investment itself rather than the borrower’s credit history or financial background.

There tend to be two big issues with 100/100 lenders that I have seen, the first is working with/being a borrower that is okay with the heavier lift that these types of lenders require.

When you go to multiple REI events per month and get to know the active REI lenders in town, I think it is pretty helpful for an out-of-town borrower to hear that this company is not known here at all.

The deferred origination fee is paid to the lender when the loan balance is paid off, so the borrower comes with in with less money down at the time of closing, but is on the hook for the fee once they successfully pay off the loan.
