And in 10 years when my Subaru has 250k miles on it and smells like blood, sweat and tears I am sure I will have gotten my money's worth.  

The reason I'm unwilling to deal with repairs is that I also have a job that sometimes sends me to locations where I don't get cell and internet services.

If your rents are already higher than market, and you don't have common area care included in your costs, either you're trying to squeeze every last drop of blood out of this or you are trying to make properties that don't really work, work.

And much of the region has no cell signal or internet.

Doing deals gets into your blood!

While we aren't doing anything wrong I have called them and visited with them multiple times to try and be nice and I even gave them my cell phone number (not the best idea in hindsight).

Too easy.  24 SFHs, one LLC, one checking account, one spreadsheet, one cell phone, one old beat up pickup truck named Ghost, and 30 trusted contractors / professionals on speed dial. 

It has water and power as well as a cell tower on it and a small building.

You could also get a mobile hotspot connected to your cell plan and place it at the house (for wifi for cameras)

You can get a gift for a down payment but it must be from a  blood relative or "like" relative  and the you must explain the close relationship and why the "like" relative would give you a gift. a GIFT for downpayment is money given willingly to a buyer without repayment.
