If you come across as selfish and ignore those on your team, you shouldn't expect to make any progress in this industry.An agent isn't going to send you amazing 'deals' just because you ask them to. 

Over a week is crazy for an outage unless we are talking hurricane, tornado or fire.I am betting it is internal to the site.

Hey @Donald Tsung - your best bet may be to chat with a couple of active brokers in the area that you're scoping out. 

Give yourself grace and recognize your progress so far.

Not enough people realize that, just take that first step bc otherwise you'll never progress and your story symbolizes just that!

I completely agree with the other answers that getting someone to help you is a good bet, having someone in your corner who understands the intricacies of the tax code rather than DIYing that should save you more money (and time) than you're paying them ever since I got my first rental I've had a pro doing my taxes but kuddos to you for being able to juggle so much for so long on your own!! 

I bet a lot of people would be attracted to the property just to stay with the "ghosts".
