I seem to be having an incredibly hard time finding people to work in rehab and maintenance in San Antonio, TX.

I would think the key would be having a good team in place (property manager, real estate agent, handymen/contractors, attorney, etc).

Best way would be have a realtor run comps on the place.

If the landlord has walk through inspection documents ask for them to be transferred to you or you will be having to give all the security deposits back when the tenants move out.

Having a license doesnt prevent or discourage a bad actor from behaving as a bad actor.

I feel like I am going a good grip on what the final product should look like in the metrics side of things but seem to be having an issue with finding a good market for long distance investing.So my questions are...How do you all go about finding the market that works for you? 

I would hate to push away my good behaving tenant over something I can't control.

You not only reward them for their bad behavior and encourage more of it, you're also pushing them on to the next Landlord where they will continue behaving badly.Hold them accountable.

It would be a pain to be having to move everything from room to room.

Problem is in Ontario when you are leveraged that high you will likely be having negative cash flow.
