Beef up your offer with some sort of official financing offer or some type of reassurance that if you go under contract on this deal, you have a much higher chance of closing than your offer competition.

We've done some of the rebuilds where parts of the house still intact, such as portion of the foundation; or trying to save the first floor walls while adding a second floor addition; shore the whole house to beef up the foundation, etc ...

Property value appreciation potential is far more important than Day 1 cash flow for long-term success (if a property has massive appreciation potential you will as a byproduct experience massive rent appreciation, which will inevitably churn out that massive cash flow you so desperately seek).
