So my current plan I am working with the builder on is a 1092sqft split foyer (this style b/c water table can get a little high on lot and I don't want to chance water issues in basement - plus there cheaper to build) with a 24x24 attached apartment that will almost make it look like a SFH with attached garage. 

On to the stats:1959 1740 SF colonial, 3/1.5 with an attached 1 car garage.

Does it have a basement or attached garage you can convert into a studio apartment?

The issue with this agent is that she claims that the house was listed with her name attached and that was a dishonest remark.

Stopping tenants from murdering one another, getting evicted for nonpayment (or whatever), beating up on each other are not listed as a requirement.I've attached the statute for your state that reviews your remedies for repairs and what you need to do. 

The duplex I am considering has two large swamp coolers attached to windows on the backside of the property.

It also has a separate retail location attached to it, that we're looking to lease out. 

Have a template that will give all their underwriters info so you don't have to fill up all those credit apps or if they insist put "see attached" on all applicable blanks.
