It's come time for me to sort out my insurance and I thought I could set it up on monthly payments and this might be a good way to help me start building a credit rating, but it seems that in general, insurance companies won't report to credit agencies unless it's negative. 

However, if you don't have agency agreement with the realtor, then you don't get the same service.You basically want someone to help you get all this info but you are not wiling to compensate them for it..

The association president has been unsuccessful in reaching next of kin regarding the condo and anyone at his lending agency is unwilling to divulge information.

Anyone have experience with student housing and working with agencies in the LA area? 

I also have gone directly to the listing agent, and tell them you understand they have to represent the seller with first priority, but that you will accept dual agency.

Does anyone know of any database (or website) that allows a landlord to report a "bad tenants", i am not talking about credit agency. just a simple database that allows a landlord to report a tenant that caused damages or did not pay rent?

Unless it’s hard money like financing you are not getting a loan in LLC without a personal guarantee unless you go a million or more with agency debt.  

I suggest you talk with a good independent agency who has specialists in commercialreal estate, rather than dealing with a captive agent.

After all, why disclose a Principal's silent agency entitlements only *after* negotiating price, as a standalone 'Counteroffer'?
