It would be advisable for the potential purchaser to thoroughly investigate every aspect of the property prior to purchase, including, but not limited to, the location of the property, type of buildings, if any, on the property, determining what, if any, liens or encumbrances exist on the property, and any other facts which may be pertinent to the contemplated purchase.

I reached out to an architect that is familiar with the process & he said it could take up to 6 months.My advise to you as the buyer is that the purchase price should reflect the 6 months you'll have to wait to legally rent out both units.

Software can't handle rent collection on late tenants, noise complaints, parking violations, unauthorized pets or people, maintenance coordination and supervision, inspections, and so much more.I don't advise anyone to invest in another state unless they have a solid PM lined up to handle the investment for them.

Section 61-2c-102 broadly defines "Business of residential mortgage loans" as follows:(g) (i) "Business of residential mortgage loans" means for compensation or in the expectation of compensation to: (A) engage in an act that makes an individual a mortgage loan originator; (B) make or originate a residential mortgage loan; (C) directly or indirectly solicit a residential mortgage loan for another; (D) unless excluded under Subsection (1)(g)(ii), render services related to the origination of a residential mortgage loan including: (I) preparing a loan package; (II) communicating with the borrower or lender; or (III) advising on a loan term; or (E) engage in loan modification assistance.

But it's walking distance to the beach, in a great location, and had tremendous potential as a STR (which was the primary goal) and huge upside for appreciation.The only things I would rule out, and would advise my clients to consider walking away:  Major basement water problems, significant structural issues, and evidence that prior work was shoddy, or that work was done to cover up a bigger problem.

I personally prefer to be more on the advising and relationship side so I can give my clients more tailored solutions, help them avoid pitfalls, connect them to people that can help them grow and structure their portfolios and I treat this industry more as a relationship business rather than a transactional business.

hello, thanks all for taking the time to read this. my wife and i just started investing in real estate we are about to rent our first rental property and are in contract for our second house. the house we are about to rent its only under my name i told my wife to open an llc under her name i recently came accross this video from bp talking about i could have issues with doing such thing. pls any advised would be appreciated thanks.
