With my LTRs I have been switching to all tenant paid utilities after my first winter where I discovered the majority of my tenants were setting the heat at 78 (which is unreasonable in Northern New Hampshire) and leaving their windows open in -20 degree weather.

After my CPA of 30 years retired, I wanted more than just a CPA.  

I lived in a college town and student rentals did very well as did STRs for parents coming in to visit their children.  

I tried to go to the website referenced, but it gave me a 404 error.

My company accepted a tenant with a horrific credit score because we heard her story.
