I have been reading the forums, listening to podcasts and reading books and videos for over 6 months getting very motivated... but living in Spain I have to transfer what works diferently and what works the same than in the US or UK markets that are where most the info comes from.I would like to get in touch with other local spanish inverstors and see what strategies work best here...

For example, Pennsylvania Department of Revenue takes the position that transferring a property from your personal name to an LLC (vice versa) triggers realty transfer taxes. 

Have the tenant do an electronic transfer. 

Or can they simply transfer the funds to my account?

@Vinvi Gucci, a few questions/comments:I would think YOU (and your wife) through your LLC should be getting a loan buy/refinance the house AND transfer the deed solely to your LLC at the same time.

The capital gains ($975k) can be used in a “like kind” 1031 transfer for another property.The person who buys the property from you can depreciate the bucket over 28 years plus earn interest on it’s contents while it’s in the bank. 

You forgot to put your state in your profile or your post so people would know if you are in a community property state or how much it will cost you to transfer ownership from your wife to your LLC.  

They are closing the gap, and usually offer bill pay, online transfers, mobile deposits, and the other things you would expect.I do highly suggest Amex for business credit cards.

When you assume the loan, unless you transfer the eligibility to yourself you are working off of the vets entitlement, so as long as they have met requirements you are good to go.

I would like to transfer the property into my own name so that I can utilize the equity to acquire rental properties.
