The affidavit must state facts showing that the landlord has made and is making diligent efforts to repair the condition, and it must contain dates, names, addresses, and telephone numbers of contractors, suppliers, and repairmen contacted by the owner.

All you need is one supplier or subcontractor to claim they didn't get paid and the cost of the simultaneously issued owner's policy pays for itself. 

(c) A public or private water supplier shall not impose a lien against real property to secure unpaid charges for water furnished unless the owner of such real property is the person who incurred the charges.

That way, I know the money went to the supplier and the materials/work. 

We had to get engineering set for door design, procure lumber via specialty suppliers, then engineer how lift would work.

So it gives you an idea of what major lumber suppliers are paying for lumber to resale to the individual consumer on a national level. 

Lowe's and Home Depot brands change suppliers all the time and slight variations will make you nuts trying to do touch up.
