Am trying to figure out how to maybe start working with clients or work remotely while I supervise rehabs, new construction--how to advertise for simple, small scale jobs. 

I would have to supervise more, provide all materials, and to some degree, work along side them.

Once that happens you better own the business and can supervise from a chair, or you are finished.

Aspen counter guys who is busy, who is dependable, you get the idea chat them up.then you'll be acting as your own GC and you will be supervising on a continuous basis.

Our goal this trip (we live out of state) other than supervising repairs from a fire in the front house are to upgrade some parts of the property to increase rents and attract better quality tenants as well as taking care of some upgrades as the property has been rented for 9 years to a variety of tenants. 

That way she not only improves her credit, she also pays off her bills and can stand on her own without your constant supervision/financial support.  

You could also say, children should be under supervision when near the creek.

The deposit covers cost AFTER they move out...... its not a bank account....... you have every right to repair damages while the tenant is still living there and charge for those damages NOW.I would point out the writing on the cabinets and provide them an estimate for repainting the cabinets...... and do so for any true damages that are evident now....They obviously don't supervise and discipline their kids very well.... you wont change that..... the only hope is to make it hurt by having it cost them $$

Initially they must all be supervised by your GC.Assuming you have the volume you create your team that will understand and consistently meat your expectations.

Mice really aren't a big deal to deal with (they are very stupid) but worth knowing the refs especially with children involved.FWIW the parents concerns seem very reasonable to me--even supervised kids get everywhere and the poison is nasty stuff.
