Flipping: Putting together your own construction crew.
Finished my first flip in Lancaster, CA. I hired only licensed and insured local contractors. They did a fine job, but cost double what I had budgeted at the outset, which killed my profit. For the next one, I'd like to put together my own work crew of competent individual painters, flooring installers and handymen. I would have to supervise more, provide all materials, and to some degree, work along side them. As a business owner myself, I feel comfortable that I can do this. Anyone have this experience?
