I've been doing this for 20 years and it seems every election year we see this slow down about 6 months or so before the election.

I would agree with the comments above start out slow make your own calls at first get 1000 calls will teach you how to speak on the phone with the seller so you can teach the VA what to say when handling objects it took me about 4 months to get my first wholesale deal everyone is different but it taught me a lot.

Hi, would love some input/advice on this scenario:  I currently live in the Bay Area, and have a single family rental in Merced, CA that I believe has a slow appreciation: bought for $170k in 2005 & its now worth about $400k.

Investing in PG has slowed down a lot.

Keeping the property as an STR is a good hedge for the slow MTR months.

I am curious to see if this slows down the massive demand Raleigh has seen in the past few years.

Slow down, get these 4 units stabilized, get some traction, and wait.

Great insight Adam, you are certainly right , sometimes we see this inventory level going down and immediately think that more houses are sold and here clearly shows that listings has been either expired , withdrawal or just canceled We are experiencing the same thing with rentals , prices has dropped at least 5 % ... 

This slowed the water down but did not fix it.
