Start with Austin, San Antonio and then to Dallas perhaps.

You are in TX so you have the ability to buy decent turnkey new builds in San Antonio right now, with less cash flow up front, but hopefully scalable appreciation.

I have 3 condos in San Diego that I'd like to refinance and take equity out of (to pay down debt).

I was a somewhat skilled martial artist (San Diego judo champ, state championship tournament wrestler).  

I owe like 30x my annual salary.For me I owe about 75 times my 2022 taxable income (2023 taxable income has not yet been determine,  but I expect it to not be significantly higher than 2022 - San Diego receive tax extension due to flooding). 

I am interested in investing in Los Angeles, Riverside, and San Bernardino Counties. 

@Jason FrinkI grew up just north of San Francisco. $270K is super strong but like you said it's all relative (especially out there).
