However It is pretty certain she is looking to liquidate any assets that are left behind and to my understand the town home, etc. is going to go, most likely sooner than later.I am certainly not an ambulance chaser and definitely not planning on approaching her about buying this town home anytime soon, in fact I am bringing her a bottle of wine, and some other 'Colorado goodies' which we have shared prior together this evening.

But as @Tiger M. states you can refuse the payments since they are only partials and foreclose as well.. again though in my mind to foreclose over late fee's is jumping over dollars to collect pennies. and at the end of the day if I never got a late fee what the heck.. they could use it more than me.. its not going to change what I do were I eat were I travel the quality of the wine I buy etc etc..

One of my properties I have amazing tenants; granted I do many nice things for them in return but they are amazing nonetheless.As an example they gave us a hand made gift basket for Christmas with candles, body lotions, wine, etc that they made.

Here are some before/after pics of what I did (I forgot to take before pics of the finished unit so including before pics of the mirror-image second unit I'm working on now):(took out a wall to make it appear larger, enlarged the kitchen to add dishwasher, chalkboard wall, built-in counter-height table and put a sliding barn door on closet)(added pallet wood accent wall, aluminum backsplash, built-in wine rack, deep sink with industrial faucet and stainless doors on upper cupboards)(replaced tub with large stand-up tiled shower and shower head with body jets)(added a pallet wood accent wall to the larger bedroom)(added a coffee sack accent wall to the smaller bedroom)

I would think some of the folks on this site would want to talk about what it takes to be a commercial broker ...If I was not so Old and in my end of the business yours would be the next thing I would do..for  a few reasons1. the obvious compensation2. dealing with pretty sophisticated folks.. they don't drink wine out of a box.3. total control of the deal.. and client loyalty 4. access to bigger deals and throw in a large commish for a equity stake...
