You will be able to rent out rooms to med/dental students all.day.long which is a great tenant base.Longfellow area gets pretty rough as you head along troost and cut through to I-70 highway via Jackson st, but the city has been developing that troost corridor from Jazz district all the way down to Rockhurst, so I would argue the 'gentrification' is in full affect in that area.

Two of my closest friends have no college degrees and one does very well with a specialty position in a hospital's bio-med dept, the other is the VP of Global Procurement & Manufacturing for a major fire control manufacturer.Not bad for three guys without degrees.College will open doors no doubt, but that piece of paper will not keep you in.

You can do a Low/Med under $200 sq.ft if it's a flat lot with standard foundation design and doesn't require piers or retaining walls.
