If you are syndicating or partnering with other investors to fund a Sponsor's deal and you are a company doing this (LLC, partnership) then get a PPM attorney and file with the SEC. 506B is easiest but if it is really risky...then 506C is best.

It may be like $200 but what happens is the mortgage company will charge some higher origination charge of $500-600 for that rate.so you are paying $500+ to save $250 over 30 years.

It comes down to how each county handles property tax valuation.To put it in generic terms - a title company & lender will base your initial mortgage payment on the property taxes of the previous owner.
