I’d like the tenants to be able to stay until a new owner takes over.I own a ~1,015 sq ft, 3/1.5, single-family home with 1-car garage in Swansea.

Is this needed or even worth to get my foot in the door with landing Multifamily deals? 

Their home in Waldo was also a great deal a Duplex they found for $210K and now getting $1250 a door since it needed renovations.Some advice is be careful with what you by so that you are not paying top dollar or market price for a home that someone just renovated.

Though the property and surrounding areas look nice in the pictures, the doors and windows has bars which concern me.I am just starting our my RE investment journey and all help is greatly appreciated.

Make sure if you’re allowed to post it on the door (assuming the tenant doesn’t answer when you knock) and take photos for evidence of the notice posted on the door.

I’m sure it’s a way to get business in the door for them however but does seem like an actual structure to have down the road at some point with more properties.

My front is similar with packages delivered most days and being very confident if delivered to the front door that they are very secure.  

Hard money can get you in the door quickly, and partnerships can help split the financial load.

@Kyle Carter we manage around 700 doors, with 92 of them being S8.When S8 applicants are properly screened, they can statistically perform a decent amount better than cash-tenants.
