You planing on moving to the far east?

I don't plan on selling anytime soon, in the summer time I am planing on doing a cash out refinance to fund the next property I go after and continue to rent this one.  

Worst it will cost me is a plane flight.

Just getting on a plane so done for today.

Once you have a proven successful track record more people will want to understand what and how, but until then take their bias and make sure you have planed for that scenario so that if it does come up you have a plan on how to handle it.

Every year, there are plane crashes, train derailments, school schootings, etc. 

I have friends who live in Sherman Oaks and the views at night are even better than the daytime, you are looking down into the valley and can even see planes on approach to Van Nuys.

Has anybody considered owning a private Jet plane?

If so, this is a great opportunity to build a local team.But, if this is a "one off" and you don't plan to do much else in this area, then a quick clean and resale to another rehabber or landlord is my suggestion. 3 hours away might as well be a plane flight, and I've experienced first-hand the frustrations of rehabbing long-distance.
