A couple of thoughts specific to condo investing:1) Be sure to include the condo fees into your cashflow analysis, and budget for potential assessments as projected capital expenses2) Make sure the condo association is solvent - a good litmus test is whether or not the units are approved for FHA financing3) Make sure the condo association rules/regs allow for rentalsGood luck!

I don't invest there (currently) but Columbia continually shows extremely strong data.

Despite some complaints about pricing, Area15 is seen as a testing ground for immersive entertainment across the U.S., with international expansion plans on the horizon.

My CPA requires Quickbooks online and it seems there isn’t an easy way to do the data entry and allocations and keep those two systems inline with all the transactions.  

However, I’m still mindful that this is our first deal, and I want to be prepared for potential surprises.Here’s what we plan to check during the walk-through:- Overall condition of the HVAC system (I’ll test it myself with HVAC multimeter)- Electrical issues (I'll assess as well)- Plumbing, which my brother, a journeyman plumber, can help with if needed- Any significant structural concerns, mold, foundation issues, etc.

Did you complete any moisture tests to confirm there's no mold growth?

@Wayne KingI have not used them, although I've heard of them a few years ago.However, if you are still on the fence after finding someone who used them - Buy a few leads—start with a small test amount—and assess their quality for yourself.
