I love the way you highlighted the beliefs that were holding you back and how you crushed them.I'm still in the 'new to real estate' phase and working on getting myself the education and tools to do my first deal, so hearing from someone just ahead of me that did such a large deal is really cool!

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Notices are 30 days, however, I like the idea of giving tenants the courtesy of a heads-up if you are increasing rents more than 10%.

@Jake Oakes one of the tough things about owning properties long term is that you have to always be thinking several steps ahead of everyone else.

Plan ahead and don’t make a lot of changes.  

If you want to offer them a better deal, then by all means go ahead and do so!
