First, it looks like the guy who owns the place lives there FT(which is not how it was presented) and that he literally rolled out of bed and left this morning.

They didn't pay and left the place a mess, with plenty of belongings like beds, clothes, bikes, etc. 

Initially, I didn't select this route because I'm not located in the central part of Austin, but I would like to give this a try since the room is fully furnished, but will require some bedding, artwork, and a desk.  

Get a 2 or 3 bed and rent out the rooms to your people.

I have a 3 bed single family in Atlanta.

The room is also furnished with a bed and drawers.

I think it's a hard question for others to answer for you, because it's entirely dependent on the nature of the project and your own interests and aptitude.I was my own GC (while working a full-time W2 job) on a 6-month remodel of a big house where we reconfigured the interior space, including relocating a staircase, converting part of the garage into an additional bed + bath and replacing the kitchen. 

Both of the units are 2 bed/1 bath.

I've done some rehabs to make it livable, but I'm finding it a bit challenging to rent out as a 6 bed, 2.5 bath house, whether as a whole or by renting out individual rooms.

We purchased it in November 2020 right before the pandemic at a purchase price of $330,000, a 3 bed 2 bath with a detached garage that was converted into a small room.
