How can I effectively address the concern of losing Airbnb reviews when convincing a potential client to switch from Evolve to my local property management company?

Prices will be extremely high - I don't think most investors are buying in these areas unless you have a lot of money and plan to house hack.  

Missed evictions - tbh I'd just underwrite a little bit higher vacancy than what people are telling you if you're concerned about it.

A ton of free information out there that's extremely valuable.

However going into what is normally the slow season, I am concerned about occupancy. 

The other extreme is you could be your own GC and price out the various trades you need and coordinate the schedules. 

I dont have any experience in this market but have looked into it a little bit, I know that you can get the houses pretty cheap there but my concern was with the long term appreciation - I dont believe it is a highly desirable place to live and so there wont be much appreciation -however that is just my opinion and I really didnt look into it much,  I think it would be a cool place to live as I go to Monterrey all the time, but its hard to say. 

I have two vacancies in two different markets and it has been extremely slow despite the positive feedback and price.
