She called my 5 days before telling me her husband had a stroke about a month before and they hoped they would be able to still use the house with their family but he was confined to a wheelchair and we are not ADA friendly which is a bummer.I refunded the full amount no problem.

I didn't matter that overall the unit was better suited to handle his disability (wheelchair); it didn't matter that the land lord was just being "kind" or "helpful" and wasn't trying to be a jerk.

depends on the demographics.If its a retirement neighborhood, lots of elderly people some may find it a tripping hazard or a pain for walkers, wheel chairs etc...Down here in south Florida many older folks would not buy two story homes because of having to trek up and down, and we have lots of older folks.Sometimes the elevation difference can be partially minimized visually by using creative threshold transition pieces.

Right after they moved HOA started the project to redo all hallways (it is Florida so all outside) and sidewalks with the new cement. 7pm last night they allowed people to leave units and my tenant went with his wife who is in wheelchair outside.

Bill S. made a very good point, follow it, there are "testers" some are very good, for example, they may say to a Realtor "I'm wheel chair bound, can you pick me up, I'd like to see this house" guess what, Realtor may need to go get an accessible van under ADA.
