I recently did a simple refinance (I'm over the 4 mortgage limit, but for some reason it didn't matter on this streamlined refinance of a rental),,went off without a hitch, the new and old mortgage were both with Citi,,but its a new account number, and a new loan,,so my average age of accounts went down.I was in the process of a "real" refinance from hard money to a conventional, which got screwed up because my mid score went below 720,,,(paid down some cc's and got it back up)It is all a big game,,but there are ways to get hard inquiries off of TU, and Equifax (mortgage inquiries on equifax you can't get off however)

And I love reading them at 5 am PST>Its clear in your state that these MUST be recorded and if they go TU then to get the defaulting party out of the house if they will not mutually terminate requires court action.And from my experience lease options ( at least on entry level housing as I have done a few on my personal residence in the past but those were 500k plus homes with 50k plus up front payment) the default rate is sky high, and its really no more than a glorified rental.The end buyer has NO equity to speak of little to no down..

One option I see is to make an offer at a price that makes tu numbers work, say around $190K, which I really don't see them accepting.

The second letters are the type of housing allowed -- "SU" for single unit, "TU" for two unit, etc.
