Not for a single airbnb like you are seeking (you and everyone else) but because if you start a BNB or a guest house or a hotel, you can get 40% of your investment back in the form of a tax CREDIT that you can sell for about 90 cents on the dollar. 

The typical clients that seek out cost segregation studies include:Real estate companies that buy and sell multiple properties each year.Individuals with a portfolio containing investment properties including apartment buildings, multi-family homes and even single residences.Franchise owners with properties that are similar to one another such as assisted living facilities, storage facilities and golf courses.Business owners of hotels, food facilities, shopping centers, restaurants or manufacturing plants.It depends on the type of property, but generally 15-45% of the building’s costs can be classified into assets with a shorter life.

I do, however, recommend getting a hotel.  

The equity pay down in many RE classes (residential, storage, hotel/motel, office space, industrial, etc) ispaidby the tenant.- there are ways to never pay tax on gains (1031, owe until death, etc)- cost segregation can in effect have RE acquired at no cost- sweat equity can produce additional return.  

I am curious if anyone has had success in other areas let me know.We are thinking of relocating as it looks like there is no end in sight for this.If you had 250k to spare or sitting in a non interest bearing account, you could look into the hard rock hotel condos.

Have you thought about targeting mid-term rentals, particularly given the med school proximity, or STR given the hotels nearby?

This property will not compete with hotels is what I thought  We just book multiple rooms next to each other to take advantage of the included Disney transportation.
