Are they suddenly geniuses and know something I don't?

I have to tell you, if you give something a name all of a sudden it is some fancy, proprietary type of thing that everyone wants to do.

Unfortunately for us in Jacksonville, demand was outpaced by supply because of the low cost of capital, and a huge surge in rent growth from 2020-2022 so the feasibility of everyone's projects looked great.

b) I was initially thinking short-term rental, which is where that surge of requests came from but it feels like a lot of work as I would be doing the turns/cleaning for most part so what are the pros-cons of mid-term? 

While speaking and telling him to pay rent, all of the sudden he started explaining to me that he was waiting for the lease to be renewed and then he was going to pay rent. 

So that said, breaking even at first isn’t a HUGE deal for us, as long as it doesn’t suddenly become a liability. 

The tenant suddenly stopped paying rent, claimed 'banking glitch' and squatted for 6 months while we worked through the evictions process.
