I don't want to incriminate anyone, but I used to be the sales manager for the largest REO company in Atlanta, located in Stan Butler's home city of Roswell, Ga (hint), and I'm sure Stan Butler has used them many times b/c they're still the largest HUD home listing agent in Georgia.

I will broadly hint that they do not qualify, and it would be a  waste of time and money.Sometimes you will get someone who is just too naive to realize that they simply cannot afford my apartments -- I hate taking their money to run a credit/criminal/eviction when you know they will not qualify, but I don't want to violate Fair Housing.

I recommend at least every six months, but would prefer you inspect every 3-4 months and be prepared to hold them accountable if there is even the slightest hint of damage or odor.People with strong applications and good credit tend to be responsible pet owners.
