Mobiles lose value over time vs house .I am sure you could cut your teeth on a mobile home as a rental but  will not go up value.Study up on the topic see what the numbers are there are many ways to make money ,then stash the cash move up to a house !

Only down side is you had to move out of San Diego, but I suspect that Memphis is pretty good livin' when you're pullin' in millions :) And I agree that SD commercial is frothy now ... you might be moving back sooner than you think :) I'd be stashing the down payments away rather than trying to 1031 back the other way (from Memphis to SD), but that's just me.

I have not found anywhere in Utah where the second kitchen increases value because more often than not, people looking for homes like this would prefer the extra space for larger families than somewhere to stash a mother-in-law.I have not seen any negative repercussions regarding licensing.

My 2 biggest concerns are having enough money stashed away to survive while we get a business going, (although I would not have a problem with picking up a cashiers job somewhere so we would have health insurance) and the financing to buy the business.
