Builders do this a lot to add extra potential sleeping area without having more bedrooms than septic is rated for.I have seen people put beds in the loft after closing or even close in this area to make an unofficial bedroom.Just be clear in your pictures and description and you should be fine either way.

Any pricing-related tool offered by the OTA itself (think of VRBO, booking etc) is there to ensure you are getting heads in beds at any rate possible, just to ensure they are getting paid.

Same thing with any investor you get in bed with.With time you can work some equity into those rentals and when interest rates come down you will be in a better spot to sell a couple SFHs.
