Are you promoting some sort of mastermind and using that to get investors to join your class?

Its arbitrage of sorts. 

Also, any referrals to realtors who specialize in this sort of strategy would be appreciated.

I am a firm believer that if someone raises money they should have some sort of experience and also financially have a strong foundation themselves.

I'm guessing they want some sort of updates during the rehab.  

@Dustin Sanders We have a couple of options that can still do a 15% on DSCR, but as Stephenie eluded to above, everything else has to sort of line up in a perfect scenario to make it work.

I still have a way to go before I am at a point where I can invest, but my plan is to sort that out within a year or so.

Similar to the comments above on using FurnishedFinder, also check Airbnb and sort for 30+ day rental options. in addition, I'd recommend talking to the local university and hospitals nearby by calling to their various departments.

The associates I know at the moment aren't in this realm and I would like to have some sort of guidance moving into this next steps.So I'm looking for developers/mentors to help me move forward.

While Pace Morby seems to know his stuff, he puts out incredibly long videos and I didn't have time to sort through all that fluff & didn't want to pay 8k to be in his course.
