To get a really good discount on a property, what are some of the tactics you guys use to shave 5, 10, 20k off of the asking price?

All 3 banks are in the same range of rates but I've learned they can shave a little off the rate if they really want your business.  

You can also buy a Termidor spray foam product that will piece through sheet rock and you can treat inner walls as well.  

Make sure door sweeps are on external doors, make sure there are no gaps round the doors, make sure all holes eg plumbing fixtures under sinks are sealed, pipes going through walls are foamed up to seal, and so forth.

.--- Sidenote: we transitioned from hiring of LVP/vinyl/ceramic/hardwood to handling in-house which has shaved our costs substantially from the above budget averages.  

Best case scenario if the figure out a way to shave off a part of the deck.Worst case scenario the neighbor tells you off and at that point you should get some legal advice and exercise what ever right you do have.

@Jon S. have you tried searching for your rental listing on all sites as if you were a prospective tenant?

After getting 5 quotes (the cheapest to tent was $2,400), I decided to buy a can of the termidor foam on Amazon for $30 and treat it myself after watching a few youtube videos.
