I think build to rent is a great option if you can get cheap enough land to make it worth it.

So, valuation of property is split between land and structure. 

Sounds you have definitely worked hard to make those stay in good shape and steady tenants, which is excellent!

It's a fun story and it's how I got interested in notes.I bought a vacant, land locked (no easement) lot at tax deed auction (Washington is a deed state). 

This is some of the highest valued residential land in the country. 

This is prime real estate, and is just about the last piece of land in this area.I have begun to develop a commercial property that I own with contractor garages, which is the extent of my experience in this space.I'm trying to get a sense of how to structure something like this, with using LP's, and also partnering with a builder, and carving something out in that regard.Does anyone have recommendations on who is currently working in this space and could provide some insight?

- Renting it Out: The likely rent I'd get in this area will cover half my mortgage payments at the moment- Add Square Footage: Taxes will likely go up significantly- Build an ADU: Overall ROI will likely not offset much since it'll still be counted as value tied to the one house- Selling Off Land: Sits on .5 acre that I might be able to sell.
