Perhaps this is a wake up call, however the stimulus has already given big benefits to rental property owners.

But if you have 40% non pay with the crop of newbie syndicators and highly leveraged deals there could be some failures in those assets if this persisted for any length of time.So bottom line now with bail out and with landlords being polite yet firm this should not be the worse case scenario many are worried about.It has been a wake up call to highly  leveraged landlords though that 2 to 3 months reserves maybe inadequate for safety.  

I'm letting this whole virus and gov shut down situation be a 'wake up' call to retweek and fine tune my business and personal life.There's a lot of discussions about helping renters or 'rent forgiveness and eviction blocking laws ' where there's not much to do about our expenses as housing providers.

I'm on the phone from the time I awake until I collapse into bed, talking to sellers, investors, JV partners, etc.The 2008 Great Recession taught me to know my financials inside and out and to never, ever, buy a rental property based on the hope of appreciation.

I tend to be awake intermittently and at completely ridiculous hours during the night, so I plan on this benefit being worth it's weight in gold.

Anything less would keep me awake at night.
