I have a duplex under contract to sell.

My company builds and sells single family homes in SW Florida.

Purchase price: $330,000 Cash invested: $360,000 A cash (silent) partner and I are buying this duplex, flipping it to an ARV of $460,000 then doing a cash out refi or selling it for a profit.

Since they are considering renting their properties out, sell them on the concept of getting consistent cashflow from you - without the hassles of being a landlord.You will then need to make sure you can make those monthly payments EVERY month in addition to do remodels.

I plan to buy and sell 10 or so more over the next few years.

I have not looked in any particular platform nor have I looked at the monetary return on selling electricity.

Probably approaching $100k in total.My options seem to be sell and pay an additional ~70k out of pocket to the lender (underwater amount) or make the repairs and hope the problem is corrected once and for all.

We determined the best thing to do would be to sell and not be landlords.
