I am also willing to work for a more experienced investor or property management company in any capacity, be that market research, deal sourcing, property management assistance, rental optimization, or anything else needed.

The idea is to use this property as an office space, giving me the separation I need from home while providing a place for my assistant to work where I can be more hands-on with them.The business would pay rent for the property, which would cover its expenses.

I actually used to live in the area and self-managed all my properties while I was there.

So for the first property which will cost over $1 mil to construct, there will be stacked loans, essentially $280K will come from loan assistance program,( the name is not correct but the same idea).

I currently self-manage three properties in the Atlanta metro area and have learned a ton through trial and error over the years.

Do you feel like it has enhanced the productivity of your assistants to a magnitude that's worth the cost?

I'd like to know how self-management is going for you, I've self-managed and was quite lucky with my first renter and not so lucky after!

Maybe look into a down payment assistance program for a first time homebuyer and house hack.

Self management works if you are local and can separate emotion from business.
