I.e. wholesaler buys property for cash and closes in the time frame with previously secured financing, (say a line of credit or bank financing on the property that is clearly stated as a contingency that may fall through, so your contracts state contingent on finding an actual cash buyer because that would be a good showing of a more honest wholesaler,) or obviously cash.
