You will at this point have to accept some sort of short term vacancy 1-15 days during the gap of the move in as new tenant will want a deep cleaning and thorough sanitation before to move in anyways.

This costs about $75 per month, or, if I can get one of the tenants to allow me to set up my "Automation Hub" (I use Smartthings HUB in my setup), I will give the tenant $25 per month towards their bill.There are many ways that Smart Devices can help, not only in the case of smoke detectors.I have motion detectors which turn on and off lights, cameras that record to the Internet, leak detectors that tell me if there are problems with my basement, particularly if one of my equipment like a Hot Water Heater or Hot Water boiler is leaking, etc.In fact, I normally buy properties in transitioning neighborhoods, capturing the appreciation as the neighborhood gets better.The Internet Cameras became very important in this situation for 2 reasons:1) I kept getting sanitation tickets for dirty sidewalks.

If I did have a short term rental (we are in the market for one, hence the trip) I think I would post the additional cleaning and sanitation measures that are being implemented to ensure cleanliness of the rental in between renters.

Cleaning crews like we use for vacation rentals in my opinion are much more experienced in sanitizing spaces and how to be careful from contamination compared to your normal homeowner.

But I also wash or sanitize my hands before and after each signing appointment, and I wipe down everything that comes out of my bag at the table with disinfectant wipes at the beginning of the appointment (so my phone, my stamp, the pens, my keys, etc).

That being said, like you I fly for work and have zero issues flying out of SAN, it is just a C+/B- compared to LAX or DEN or SJC or OAK and so on.
