As others suggested, I would recommend house hacking (roommates) or house hopping (buying a new primary residence then living in it for a few years, then moving).

I did have a case where during a lease 2 roommates brought in a 3rd and I did not increase the rent, but do not think that is outright prohibited from discussion. 

It's apart of the process on your first one.If you do a single family and plan to have 2-3 other roommates that are about 25 years old as well, you might go a little bit crazy.

Facebook has a lot of groups for people looking for roommates, rentals, etc. can't hurt to post there! 

Luckily I never had issues with my roommate, but I could see how problems could have arose if I didn't address it.

I also recommend reading blogs and forums or watching videos on how to develop a good roommate contract, house rules, etc.

And she can always add roommates to generate more income.Just know that when you later sell she will only be able to take advantage of the primary residence exemption for the % that she actually owns.

That makes your roommates borders, not tenants.

Save every penny you make, live with room mates, drive a beat up truck, house hack distressed properties and spend all of your spare time DIY rehabbing them.
