In retrospect I've always ended up benefiting by having less invested in a property...but that comes at the higher rate generally.

I was young and didn't think to negotiate, but in retrospect I think it would have just hurt me as I ended up buying many more properties from the same guy later o How did you finance this deal?

(Though in retrospect I'm not sure why I panicked because we had plenty of cash from the sale and savings; I think it was the general fear of unknown and unplanned).I agree with what everyone else has already stated:  continue to learn and to network locally. 

In retrospect, it was one of the main reasons we stopped growing as fast, because we were spending our timing managing instead of acquiring more.

In retrospect I should have given several of the candidates the same assignment(such as run these comps, make these calls, create this logo etc) to see who would perform the best & then compared the results.
