People redecorate properties to their taste as if they will be living in the property, driving up costs and sometimes making the property less desirable to your target tenant segment.So, how do you know what to renovate?

You also couldn’t redecorate as all rooms had to be as close to identical as possible. 

(If you plan on significant updates/redecorating, I advise them cleaning is not necessary, but does need to be broom cleaned, with everything out.)If you already met with tenants and inspected each unit, simply send a letter or email giving them options.

I put if they vacate prior to 6 months I charge a redecorating fee of $250.00 and have had only 1 tenant stay less than 6 months..  

It is not standard for month to month all that is required is 30 day notice prior to the first, but my tenants have usually given 60 days.I also have a added to my lease / security Deposit a $250.00 charge a redecorating fee if they stay less than 6 months. 

For example, in my city when a tenant abandons a unit, I can collect redecorating fees, advertising, and the lost rent until the unit is re-rented or until the lease expires.

I rent month to month,, I have a redecorating fee of $200.00 I charge if tenant stays less than 6 months..
