I just randomly picked Cincinnati and looked for duplexes in your price range.

Do they schedule the inspections ahead of time or just show up randomly and unannounced?

Right now this sounds like most of the HOA's that we all hate that issue random fines for no real reason, and then attempt to justify it with their bass ackwards logic that they are actually somehow doing us all a favor.I'm not a lawyer, but I would imagine you could also open yourself up to legal action. 

It's a great market with low taxes and random oversight, but it's all made on the purchase area.

that doesn't mean RE isn't a good investment... but it is the case.what i would NOT recommend is buying a random, "cheap' property in a market thousands of miles away that you don't know well and haven't seen in person, and turning it over to a team you don't know. 

You'll quickly see why AI is not the solution here... not only will it give you a random number from a site that posted it, but it will hallucinate and draw quirky assumptions into the mix like oh based on this % appreciation and applying it forward/backward, etc.

Random question: has anyone cashed out their retirement (or part of it) to invest in real estate?

The CRM is awesome for pinpointing and keeping track of random houses you find that you make want to look into later.The biggest Con seems to be that the software can be very clunky and almost feels like it is in beta development at all times.Which company do you like for bulk "Street View" postcards? 

A host with a lot of properties always needs people on call to put out fires, deliver random items etc so maybe you can help with that.
