Full disclosure, I only deal in LTR at the moment, but I know when I am not getting the quality applicants or volume that I want, I will lower the price by $50 to $100 per week to spur more applications.

A few things that newer investors should note:- it took 13 years to get there, you have to be patient- rents are high at about $1,750, so probably a quality neighborhood- looks like that is after vacancies, probably low turnover?

The license doesn't cost more, the service and quality does.And a note on that cost, in my experience hiring contractors, only a small percentage of the cost savings was due to finding the right guy who is willing to work for less.
